Richmond plays a significant role in the supply of new condos to the metro Vancouver real estate market. The sales of condos and apartments in Richmond as reported through the MLS system average from 130 to 200 units a month, not counting presale condos that are not listed through the MLS system by developers.
First time home homebuyers provide a strong base for new condo sales, and resale condos. Just under 40% of the sale transactions of resale and new home sales were reported to be bought by first time home buyers.
The City of Richmond is projecting the population for the city core to triple from the around 40,000 to 120,000.
Changing Richmond Skyline
Housing developers in Richmond are attracted to building townhouses and condos to meet the demand from home buyers.
Major changes to the Richmond City downtown planning envisage more higher density multi-family housing to be developed along the Skytrain transit corridor. The expansion of Richmond's City' downtown core incorporate a more walkable and pedestrian friendly city core.
